Buying or selling a home is usually the largest financial transaction a person will make in his or her lifetime.

However, many people put more time and research into buying a camera or laptop computer than into finding a great real estate agent. Experts agree that the home buying or selling process should not be approached lightly or without the guidance of a seasoned professional.

There are advantages to using a qualified real estate agent for home transactions, both on the buying and selling side. Statistics have shown that the "for sale by owner" method may not bring the highest price for your home.

It has been reported that using a good real estate agent to sell a home often puts much more in the seller's pocket than if he sold it himself, and that is even after commissions are paid.

Good real estate agents are professionals. They've sold many homes and know that achieving a sale is about more than baking cookies or setting out candles to make a home seem inviting. They understand how to sell homes in the fastest possible time, recognizing the pitfalls and how to avoid them. Real estate agents also know the ways to get buyers to see a home and how to get the highest possible sale price.

On the flip side, a real estate agent can prove invaluable to individuals looking to purchase a home. Agents have access to frequently updated listings and can do detailed searches using the specific requirements buyers have for homes. Plus, they do much of the research and legwork for buyers, a process that would be time-consuming to the average person.

Some agents will ask to have an exclusive buyer agreement signed. Doing so will ensure a buyer is getting the maximum effort from his agent and their utmost attention. It will also let the agent know that the buyer is serious in his or her home pursuit.
