Position Paper: Sunday Open Houses

At Nolting Real Estate, we desire to use our resources efficiently and effectively to assist our clients in selling their homes. The resources available to us for marketing a home are numerous. Those we commonly utilize include signage, newspaper ads, flyers, web listings, virtual media, a toll-free telephone hotline, email presentations, and open houses. Some of these marketing tools are more valuable for attracting agents, while others appeal more to buyers. It is up to us, as the selling agent, to use discernment in choosing which marketing techniques will be most effective in selling a home.
One issue of particular interest among realtors is the effectiveness of Sunday open houses. Sunday open houses have been used for many years, and many sellers assume that they are essential to finding a buyer for their home. However, recent studies have shown that public open houses on Sundays are not as useful as once thought in attracting serious buyers. Many visitors to Sunday open houses may be neighbors who are not actively looking to buy, or “uninformed” buyers who just saw a sign, but don’t really know if the house fits their size or price needs. In fact, a survey of realtors showed that the many of them admit the agent benefits more from a public open house than the sellers. Some agents use Sunday open houses to meet potential clients, regardless of whether or not they are interested in the house being shown. Because most serious buyers work through an agent, agent open houses prove to be much more effective in finding a buyer for a home than public open houses.
In effort to serve our clients efficiently and effectively, Nolting Real Estate will not routinely hold Sunday open houses for our clients for the following reasons:
  • We view public open houses on Sundays simply as an opportunity for our agents to meet prospects. Therefore this use of our time is not the most efficient way to find a buyer for our clients’ homes.

  • We do the majority of our marketing to local agents, which has shown to be the most effective way to find a buyer. Therefore, we will hold as many agent open houses on Tuesdays as necessary.

  • We believe that giving our agents a day off for personal renewal is essential to their success, helping them to better serve our clients overall.

  • Though we are reluctant to hold Sunday open houses as a routine policy, our agents will work on Sundays as necessary in order to present or negotiate contracts.
