Converting Homes from Living Condition to Selling Condition

As a professional interior designer, I am often asked what can be done to make a home more salable. The better question would be what a seller can do to maximize their profit. Given two houses of equal size the one that has the look of a model home has a greater perceived value. As a result of this perceived value the seller is presented with more and better offers. This model home look can be accomplished with what is known as home staging.
Home staging is not decorating. It is also not going out and buying new things for every issue with the house. It is making a home as desirable as possible to the masses. With the goal of making the home as neutral as possible, not necessarily in colors, but in the way it’s presented. In other words, turning a seller’s home into a marketable product.
The concept of home staging is not new. It first became known in the early 1970’s in California by a Realtor who realized that homes would sell faster and for higher prices if they were first prepared to sell. Thirty years later the process is being used successfully across the country.
Unfortunately when a person goes to sell their home they don’t necessarily see their home through the eyes of a potential buyer. They become clouded by their attachment to things. It is human nature not to notice the details of what one sees on a daily basis, thus not realizing the things that potential buyers notice. Having a professional designer assess the house brings a new light to the situation.
What I do is help sellers convert their homes from living condition to selling condition. There are some essential tips that apply to almost every seller. Over the next weeks I will be presenting articles with some of these tips for sellers that want to get a jump start on the process. Many times a home is lovely to live in but needs some sometimes simple changes to be in the best selling condition possible.

After graduation she completed the Interior Redesign Industry Specialist training in Chicago, Il. Shannon is an allied member of the American Society of Interior Designers. Her experience includes being a designer at Marshall Field’s State Street, Chicago, Il. Color, space arrangement and accessorizing are among her specialties.
