The plight of farmers
Our sister company, Nolting Development Company, has been developing farmland into large homesite developments for about 30 years.
We have recently seen a dramatic increase in the price of land in both Lincoln and Warren county. My personal experience has been that land prices have tripled in Lincoln County in the past 6 years. This puts farmers in an awkward position. Many are seeking to cash in on the fantastic appreciation. Developers are scooping the property up and creating subdivisions left and right.
The residents of St. Louis and St. Charles counties are heading for what I call the "outer suburbs" -- places like Wentzville, Troy, Foristell, etc. These areas offer beauty and relatively inexpensive prices as compared to those in the "near suburbs.: This demand is forcing prices to increase.
