Top 10 Things to Do to Get Ready for a Home Inspection
With the upcoming selling season on the way, sellers will have to face that dreaded day of the Home inspection. There isn't too many things that can kill deals faster than home inspectors. This is why it is very important for homeowners to prep their homes for inspection day. Here are 10 things to do to get ready for a home inspection.
1. Clean the house -
Home inspectors are people before inspectors which means they are influenced by a clean house in many cases. This shows you take care of your house and care about the appearance.
2. Be on time because the inspector will -
It is important to have the house ready a half hour before scheduled because this gives you time to leave and let the inspection start smoothly.
3. Leave the utilities connected -
The inspector will need to test all the appliances and all the systems of the house which means its essential to have the utilities on. If the utilities are off the inspector can't do the inspection, and will have to re-schedule after they are turned on. This will push the closing back and will cause more headaches. Just turn the utilities on and save yourself the headache.
4. Provide workspace around the furnace and water heater -
Provide three to four feet of work space around the furnace and water heater.
5. Keep the pilot lights ignited -
Most inspectors won't light the pilot light if it is un-light because they are not covered with this liability. This will delay the inspection of anything that needs pilot lights to work correctly.
6. Provide access to the attic and garage -
Leave a clear path in both the attic and garage. It is important to vacuum the spider webs up also.
7. Leave keys for any outbuildings & electric boxes -
Inspectors will need to see inside any outbuildings and in all electric panels and sprinkler systems. Leave all of these open or leave keys for all of them.
8. Clear away any brush from any inspection points -
It is important to keep a path around the house free and clear from any brush or any objects.
9. Provide any repair documents -
By providing all documentation for repairs or upgrades gives the buyers peace of mind that all the upgrades have been accounted for.
10. Prepare to be away for three hours minimum -
It is important to expect the buyer to accompany the inspector, which means to cause less awkwardness the homeowner needs to leave.
